How are you able to provide free property management with guaranteed rental income?

DS Property Partners will rent the property from you and rent it out ourselves to tenants for a small premium which our tenants are happy to pay due to the quality experience and customer service we provide.

In return, we will pay you guaranteed rental income without voids for the duration of the contract (usually 3– 5 years) and without any of the effort that renting out a property normally involves such as gaps in tenancies, reasonable maintenance, non-payment, bills and other costs of ownership.

Effectively, we take control of the property and act as the managers to the tenants.

What types of properties do you work with?

We work with all property types (including houses, flats, and apartments) with a minimum of two bedrooms.

Is this not the same as having an agent manage my property?

No.

While an agent could remove a lot of the hassle, you would still retain responsibility for costs and only get paid as long as there are tenants in place and paying.

We would provide you with guaranteed rent for an agreed period regardless of whether your property is let out (no void periods) and we don’t charge you fees or commission - unlike estate agents.

Can you guarantee that my property will be looked after?

Yes.

We run extensive checks on our tenants to ensure that we have the right people renting the property. We also take deposits of up to six weeks and perform regular inspections on the house to make sure that it is being looked after.

What will be the state of the property after contract expiry?

At the end of the contact, the property will be returned to you in the same condition or in most cases better than the way we received it.

You do not have to worry about wear and tear because we are constantly performing light refurbishments on the property during and before new tenants move in.

Does the property have to be furnished?

No.

We take on a range of properties from furnished, part-furnished to unfurnished.

We take responsibility for bringing the property to the standard that our customers expect. We will pay for furnishing, painting, decorating and more.

As long as the property is in reasonable condition, you can leave the rest to us.  

How and when will I get paid?

We pay you guaranteed monthly rent payments with no voids as per length of the contract agreed.

You do not have to deal with tenants whatsoever. Your rent is paid to you whether or not the tenants pay us or move.
